About
Jennifer Andrews, Realtor in Shelbyville Indiana
Licensed in 2020, embedded in Shelby County long before that, and buying and renovating property in the same market she sells in.
She did not arrive in Shelby County to sell it. She was already here.
Jennifer earned her Indiana real estate license in 2020 and has worked the same stretch of Central Indiana every year since. That is a short licence history and a long local one, and the second matters more. Most of what she knows about these nine towns did not come from the MLS. It came from sitting in rooms with the people who run them.
She came up through Leadership Shelby County and holds memberships with the Shelby County Chamber of Commerce, Mainstreet Shelbyville, and the MHP Women's Alliance of Shelby County. That civic density is unusual for an agent five years in, and it is the part of the job that never shows up on a listing sheet. It is also the reason she can tell you what is happening on a street before you write an offer on it: which block is about to see construction, which stretch floods, which builder finishes on time.
She is solo by choice. The person who answers the phone is the person who negotiates your contract, and that puts a deliberate ceiling on how many clients she takes at once. If she is not the right fit for what you are trying to do, she will say so early rather than late.
When she is not working she is usually on one of her own properties, or riding dirt bikes on and off road.

She owns and renovates in the market she sells in
Jennifer buys property in Shelby County and the towns along I-65, renovates it, and holds or resells it. That is not a side interest bolted onto a sales practice. It is why she can price a rehab with local trades from memory, and why she has held a rental through a bad tenant rather than only read about it.
It also means a disclosure, made in writing before anything else happens: if a property she is representing is one she would otherwise want herself, you hear that up front. The investment property page sets out how deals get evaluated, and carries a working ROI calculator.
Nine towns, worked from one office on North Riley Highway
They do not price alike. Taxes, school corporations, commute times and price per square foot all shift as you move between them, which is why the communities page takes them one at a time.
What she is actually good at
The ABR designation is the buy-side credential and it is a large share of her reviews. Expect the offer, the inspection, the appraisal and what happens at closing explained in plain words before you need to know any of it. The buyer's guide walks the whole sequence.
In a subdivision outside Indianapolis you can find twenty near-identical sales. In Rushville or Edinburgh you might find three, and one of them backs onto something that changes the number. The SRS designation is the list-side credential; the seller's guide covers how she prices.
Camp Atterbury sits just outside Edinburgh and Franklin, both towns she works. MRP covers VA loan timelines, PCS orders landing mid-contract, and buying a house you have only seen on video from another state.
Rentals, flips and split parcels, evaluated on acquisition, rehab and exit rather than on how the house photographs. See the investment property page.
Split parcels, unusual lot lines, houses that need real work. One of her reviews is a client thanking her for closing a split parcel that was, in his words, not normal and not easy.
