Shelbyville  ·  Shelby County, Indiana

Nine towns, and a few
I own myself

Jennifer Andrews, real estate broker with Carpenter REALTORS in Shelbyville, Indiana
Meet Jennifer

Most of what she knows about these towns did not come from the MLS

Jennifer earned her license in 2020 and has worked the same stretch of Central Indiana every year since. She came up through Leadership Shelby County and sits with the Chamber, Mainstreet Shelbyville, and the MHP Women's Alliance. That is the part of the job that never shows up on a listing sheet, and it is the reason she can tell you what is happening on a street before you write an offer on it.

She is solo by choice. The person who answers the phone is the person who negotiates your contract, which puts a deliberate limit on how many clients she takes at once. The buyer's guide and the seller's guide both set out how she works.

01  ·  Buying

First house, or the next one

A lot of her buyers are buying their first. You get the offer, the inspection, the appraisal and what actually happens at closing explained in plain words before you need to know any of it, not while you are signing.

02  ·  Selling

Priced from the comps, not from hope

Overpricing the first two weeks costs you the buyers who were ready to move. In a small market there are fewer comps to hide behind, so she shows you the sales the price came from and tells you if she thinks your number is wrong.

03  ·  The signature practice

She buys and renovates here too, so the numbers are not theoretical

Shelby County and the towns along I-65 still have entry prices that make a rental or a flip work. That is why she built this side of the practice, and it is why clients bring her split parcels and problem properties other agents pass on.

Before you make an offer on an investment, three numbers decide whether it works. Everything else is detail.

01 / Where the office is

Shelbyville

The county seat, and home. Blue River runs through it, the courthouse square still anchors downtown, and the office sits on North Riley Highway. Most of her closings happen inside twenty minutes of this street.

02 / Decatur County

Greensburg

Half an hour southeast, and a different market entirely. Lower entry prices, a working downtown, and the tower with a tree growing out of it. Buyers priced out of Johnson County often find their number here.

Franklin

The I-65 side, and the fastest-moving of the three. Franklin College, a restored downtown, and Camp Atterbury close enough that military relocation is a regular part of the work here rather than an occasional one.

Six more sit alongside them: Rushville, Greenfield, Whiteland, Columbus, Edinburgh and Greenwood. Each prices differently, and the communities page takes them one at a time.

Jennifer Andrews was a tremendous help to us. We ran into several snags which delayed us. She made such a great impression on us, that we sought her out after a long break in our search, but even years later, she remembered us and was there to help.

Our extremely professional Realtor, Jennifer Andrews, helped us close on a split parcel. This sale and close was not normal, nor was it easy, she made it as simple as possible.

So appreciate all of Jennifer Andrews' efforts in selling our long time family home. She went above and beyond to make it happen quickly.

Thinking about listing

An automated estimate has never driven down your street

It does not know that the house three doors down backs onto the rail line, or that the school corporation boundary runs behind your fence. Jennifer walks the comps in person before she gives you a number.

What comes back to you

  • The three to five comparable sales the price came from, with the actual addresses
  • A range, and the single number she would actually list it at
  • What she would fix before listing, and what she would leave alone
